How does the Down Payment and Closing Cost Assistance funding work?

The Housing Partnership provides down payment and closing cost assistance in St. Louis City, St. Louis County, Jefferson and St. Charles counties. Please note that the income guidelines for the City of St. Louis are different than the income guidelines for St. Louis County, Jefferson and St. Charles Counties.

City of St. Louis –

For the City of St. Louis, funding in the amount of $3,500 is available to first-time homebuyers.  Funding for this program is provided by the City of St. Louis Community Development Administration. The funding provided for homes purchased in the City of St. Louis is in the form of a forgivable loan. Purchasers must have at least $1,000.00 of their own funds in the transaction.  The combined income of the homebuyer and all household members over 18 must be less than 80% of the St. Louis Area Median Income as follows:

St. Louis County, St. Charles County and Jefferson County and City of Florissant-

The Housing Partnership participates in the St. Louis HOME Consortium 1st Home Program that provides a pool of funds for down payment and closing costs for first-time low-income homebuyers. Funding is available in the amount of $3,000 for home purchases in St. Louis County; $3,500 for the City of Florissant; and $5,000 for Jefferson and St. Charles counties, the City of St. Charles and O’Fallon.

The funding provided is in the form of a forgivable or deferred loan, depending on where the home is located. Purchasers must have at least $1,000.00 of their own funds in the transaction.  The combined income of the homebuyer and all household members over 18 must be less than 80% of the St. Louis Area Median Income as follows:
