Homebuyer Services is a regional program providing services for home buyers in all counties in the St. Louis Metropolitan Area including both Illinois and Missouri. It is designed to prepare homebuyers to make good decisions during the home buying process with confidence, understand the responsibilities that go along with homeownership and connect to affordable loan products and down payment and closing cost assistance. The services are offered in two tracks. The Housing Partnership adheres to National Industry Standards for homebuyer training and counseling.
The ReadyNow track is for individuals and families that have a contract on a home and are pre-approved for a loan and want to meet the requirement of completing Homebuyer Training and Counseling. The training is offered in-person (if your closing schedule permits) or on-line. In order to complete the counseling component, a completed intake packet with the requested documents must be sent to the program staff and a one-on-one meeting will be scheduled. Once the training and counseling have been completed, a certificate will be issued to you with a copy sent to your loan officer. If your lender does not require the one-on-one meeting, exceptions can be made if the loan officer contacts us. Get the ReadyNow Intake packet HERE!
The GetReady track is for individuals and families that are beginning the home buying process and wish to educate themselves before proceeding and desire help to save for a down payment or improve their credit score. The services begin with a free orientation session to help you determine your level of readiness and is followed by a one-on-one meeting with trained staff in order to develop a personalized spending plan, obtain a credit analysis and set goals to achieve to homeownership. A completed intake packet with the requested documents must be sent to the program staff and a one-on-one meeting will be scheduled. One-on-one meetings can be scheduled periodically until savings and credit scores are satisfactory to obtain a good mortgage. When you are close to ready to buy, training can be accessed online or attended in person. No fees are paid until class is attended. Online training costs $115.00 (paid online) and can be accessed through www.eHomeAmerica.org/lemayhousing.
